Things to do Once you decide to List your Property
Make Sure you are Ready to Sell! What are your future plans? You are going to want to share this with your Realtor to help with timing. Once you make the decision, remove emotions...remember buyers buy tangible things, they won't take into consideration your strong feelings towards your home.
If you have a Mortgage, check into discharge fees. Sometimes these fees can be high...you don't want any surprises.
Locate pertinent Paperwork. This will help make the sale smoother. Documents such as septic use permit, water well record, deed, survey, maintenance records, property tax information, etc are most helpful.
Talk to your Professionals. Contact your account and lawyer to make sure you understand any financial or legal implications of selling your home, such as HST, taxation and estate planning.
Declutter, Declutter, Declutter! Prepare your home for showings and maintain "showing" status throughout the listing period.
Take care of Repairs and Maintenance. Make sure the equipment staying with your home, such as furnace, water system, electrical system, appliances, etc are in "tip top" condition.
Disclose, Disclose, Disclose! Fix or repair problems, don't hide them. Tell your Realtor of any issues so that you can discuss a strategy on how to protect your interests.
Hire the Right Realtor! You want to work with someone who is honest, knowledgeable, experienced, skilled, is a good communicator, and listens to your neeeds.
